Why Your Tank Water Heater Needs Maintenance
Southern California's hard water leaves minerals behind every time your tank heats up. Those minerals settle on the bottom of the tank as sediment, right on top of the burner. That's what causes the popping and rumbling sound a lot of older water heaters make. The sediment acts like a blanket, so the burner has to run longer and hotter to heat the same water, and that heat stress is what eventually cracks the tank and starts a leak.
The other thing that quietly decides how long your tank lasts is the anode rod. It's a metal rod inside the tank that corrodes on purpose, so the steel tank doesn't. Once it's used up, the tank itself starts to rust from the inside. Most people never know the rod exists until the tank is leaking on the garage floor.
A flush and an anode rod check every year or two costs a fraction of a new water heater, and it's the difference between a tank that lasts eight years and one that lasts twelve or more.
More Ways We Can Help
Ready to stop flushing a tank and get endless hot water? We install Navien, Rinnai, and Noritz tankless units sized to your home, and many homeowners qualify for SoCal Gas rebates on the switch.
The best way to cut down on sediment is to stop hard water before it reaches the heater. A water softener protects your water heater, your fixtures, and your appliances. Most systems can be installed the same day.
No hot water, a pilot that won't stay lit, or a tank that's already leaking? We repair and replace gas and electric tank water heaters, with same-day replacement on most standard sizes.
Brands We Service
We flush and service Bradford White, Rheem, A.O. Smith, State, and every other major tank water heater brand, gas or electric. Older tanks get extra attention on the anode rod and the drain valve, since a corroded rod or a brittle plastic drain valve is where most problems start.
Thinking about going tankless instead? See our tankless water heater installation page, or our tankless maintenance page if you already have one.
What To Expect
A maintenance visit usually takes about an hour. We turn the burner down, connect a hose to the drain valve, and flush the sediment out of the bottom of the tank until the water runs clear. We pull and inspect the anode rod and let you know how much life it has left, test the temperature and pressure relief valve, and check the burner, pilot, and thermocouple on gas units.
Every visit also includes a safety inspection. We check the venting and draft so exhaust leaves the house the way it should, look over the gas connection, earthquake straps, and drain pan, measure your home's water pressure, and test your water hardness. High pressure and hard water are the two things that wear out a water heater fastest, so if either one is off, we'll show you the numbers and explain your options, like a pressure regulator, an expansion tank, or a water softener. You get a quick rundown of everything we found before we leave.

Frequently Asked Questions
-
Once a year in most of Southern California, because of how hard our water is. If you have a water softener, every two years is usually enough.
-
Almost always sediment. Water trapped under the mineral layer at the bottom of the tank boils and pops when the burner fires. A flush often quiets it down. If the noise has gone on for years, some of that sediment may be too hardened to fully clear.
-
It's a metal rod inside the tank that corrodes on purpose so the steel tank doesn't. In hard water it's often used up within a few years. We pull and check it at every maintenance visit and replace it when it's worn down.
-
Usually, as long as it isn't leaking. On a tank over ten years old that has never been flushed, we check the drain valve and the tank's condition first and give you an honest opinion on whether maintenance or replacement makes more sense.
-
Venting and draft, the gas connection, the temperature and pressure relief valve, earthquake straps, the drain pan, your home's water pressure, and your water hardness. Those last two are the biggest factors in how long a water heater lasts.
-
If your home has a pressure regulator or a check valve on the main line, heated water has nowhere to expand, and pressure spikes every time the burner runs. Most of these homes need an expansion tank, and code typically requires one when a water heater is replaced. We test your pressure and let you know.
-
Yes. We flush and service every major brand of tank water heater, gas or electric, no matter who installed it.
