Why Your Home's Water Pressure Matters
Many homes across Pasadena and the San Gabriel Valley sit below hillside reservoirs, and city water can arrive well above 80 psi, sometimes over 100. The California Plumbing Code requires a pressure regulator anywhere static pressure is above 80 psi, and most homes do best between 50 and 70. A pressure regulator, or PRV, is the bell-shaped valve on your main water line, usually out front near a hose bib, and it's what keeps street pressure from reaching your pipes.
Regulators wear out, usually somewhere around 10 to 15 years. When the internal diaphragm or seat fails, full street pressure goes straight into your home. That's what causes banging pipes, running toilets, dripping faucets, a leaking water heater relief valve, and burst supply lines on washing machines and toilets.
A simple gauge test tells the whole story in about thirty seconds. We test your pressure on every visit, and if it's too high, we'll show you the reading and adjust or replace the regulator, so your pipes, fixtures, and water heater aren't fighting it every day.
More Ways We Can Help
Ready to stop flushing a tank and get endless hot water? We install Navien, Rinnai, and Noritz tankless units sized to your home, and many homeowners qualify for SoCal Gas rebates on the switch.
The best way to cut down on sediment is to stop hard water before it reaches the heater. A water softener protects your water heater, your fixtures, and your appliances. Most systems can be installed the same day.
No hot water, a pilot that won't stay lit, or a tank that's already leaking? We repair and replace gas and electric tank water heaters, with same-day replacement on most standard sizes.
Regulators & Expansion Tanks We Install
We install lead-free pressure regulators from Watts, Zurn Wilkins, and Cash Acme, sized to your main line and set to the right pressure for your home. When a new regulator turns your plumbing into a closed system, we pair it with a properly sized thermal expansion tank, the way code calls for.
Water dripping from your water heater's relief valve? See our thermal expansion tank page.
What To Expect
We start by connecting a gauge to a hose bib and measuring your static pressure. If it's above 80 psi, or your regulator is past its life, we shut off the water, cut out the old regulator, and install a new lead-free valve with unions so it's easier to service down the road. Most replacements take two to three hours.
Then we set the pressure, usually around 60 psi, re-test at a fixture, and check your water heater's expansion tank and relief valve, since a new regulator traps thermal expansion inside the house. We also look over toilet fill valves, washing machine hoses, and water heater connectors for damage from the old high pressure, and give you a quick rundown of everything we found before we leave.

Frequently Asked Questions
-
Between 50 and 70 psi is ideal for most homes, and the California Plumbing Code requires a pressure regulator when static pressure is above 80 psi. We check it at every visit.
-
Banging pipes, running toilets, dripping faucets, a leaking water heater relief valve, or pressure that changes through the day. A gauge on a hose bib confirms it in seconds.
-
Usually around 10 to 15 years, sooner with hard water and high street pressure. If yours is original to an older home, it’s worth testing.
-
Sometimes. If the valve is in good shape, we adjust it to the right setting. If the diaphragm or seat is worn, the adjustment won’t hold and the valve needs to be replaced.
-
Usually, yes. A regulator stops water from flowing back to the street, so when your water heater heats water, the extra volume has nowhere to go. The California Plumbing Code calls for an expansion tank downstream of the regulator to handle it.
-
Most are on the main water line where it enters the house, usually out front near a hose bib. It’s bell-shaped with an adjustment screw on top. Some older homes don’t have one at all.
-
Yes. High pressure and thermal expansion strain the tank, the connectors, and the relief valve, and they’re a common reason relief valves drip and tanks fail early.
